    A bowl of pristine powder in the Japanese Alps where Olympic runs slice through birch forest and steam curls from outdoor onsens as snow falls soundlessly at dusk. In summer, it transforms into a serene mountain retreat awash with more than 400 different species of alpine flora and boasting world-class hiking.

    It is here, in the gentle foothills of the Hakuba mountains, that Karma Group’s newest residence will soon take shape. Designed by award-winning LA-based architecture firm Patterns, Karma Hakuba is imagined as a series of stepped terraces that rise naturally from the land, with open balconies that frame the mountain scenery all around.

    At its heart, shared spaces invite guests to gather and unwind, with fire pits, open-air jacuzzis, and an open bar that bring warmth and conviviality to cool mountain evenings. Finished in metal that glows with the shifting light and rich Japanese timber within, Karma Hakuba is a serene and graceful retreat, shaped by the spirit of the seasons.
